Landlord property management services

We offer four levels of service: Let only, rent collection, full management or part management.

Full management

Our full landlord property management service means that all of the day-to-day running of your rental property is carried out by the Best Gapp team.

The team will:

  • Appraise and market your property to our tenant database
  • Agree an acceptable monthly rental figure with you based on our knowledge of the local market and the valuations of similar properties in the area
  • Carry out all tenant credit checks and obtain references
  • Draw up detailed contracts for you and the tenant to sign
  • Prepare detailed inventories of your property and its contents
  • Organise regular rent collections and issue monthly statements
  • Handle all tenant enquiries or problems with the property on your behalf. We will only involve you if we really need to

Part management

Our part-managed service is a tailor-made package built around you and your requirements, which can involve as much or as little in the day-to-day running of your rental property as you need.

Should you wish to conduct one or more of the tasks from our full management service yourself we can create a management package that takes care of the remaining tasks for you allowing you the input you wish with the peace of mind you deserve.

Let only

Our unmanaged service is perfect for landlords with experience of property rental or who are confident that they can manage the process themselves.

As part of our unmanaged service, we will:

Rent collection

Our next level of service up we will carry out the same as with our let only service but we will manage the collection of rent from the tenants each month, passing this on to you along with the necessary monthly income statements and end of year statements for your tax accounting.

This level of service is perfect for those who wish to take care of the day-to-day management of the property but do not wish for the headache of the paperwork that goes with it.
